What is thermal imaging (IR Scans)?

Home Inspector Prineville OregonAll objects emit infrared energy (heat) as a function of their temperature. The infrared energy emitted by an object is known as its heat signature. In general, the hotter an object is, the more radiation it emits. A thermal imager (also known as a thermal camera) is essentially a heat sensor that is capable of detecting tiny differences in temperature. The device collects the infrared radiation from objects in the scene and creates an electronic image based on information about the temperature differences. Because objects are rarely precisely the same temperature as other objects around them, a thermal camera can detect them and they will appear as distinct in a thermal image.

What is the advantage to thermal imaging (IR Scans) with a home inspection?

Home inspections are a visual inspection, we can only report on what we see. Thermal imaging gives us the ability to see beyond the normally visible. We use a thermal imaging camera to accurately detect hot and cold spots in the home which can find many problems with a home that were not visible to the naked eye.

Examples of what you could find with an IR Scan:

  • Finding water leaks, water and air infiltration in walls, ceilings, through masonry, floors, above windows and doors
  • Evaluation of the electrical system of the house, looking for ‘hot’ connections and aging, overheating circuit beakers
  • Wood destroying insect infestation
  • Insulation efficiency and coverage
  • Energy efficiency and use evaluation, energy audits, HVAC duct leakage
  • Aged electrical receptacles, circuit breakers, loose wiring connections
  • Possible areas of mold buildup
  • Leaking roofs and skylights

Often times thermal imaging can detect a small problem in a home, before it becomes a major problem!

Should I be present during the home inspection?
You do not need to be present, however, we invite you to attend the inspection. You can walk right along with me to learn about your new home.

How long does an inspection take?

Your property inspection will take roughly 2 to 4 hours to complete, depending on the size, age, amenities, and conditions of the property. I take the extra time to be thorough in compiling my findings and any research required to complete your report.

When will I receive my inspection report?

Within 24 hours you will receive your report. We can give you a hard copy or send it via email, whichever is more convenient for you.
